They will assist the landlord in renting the entire property to a single-unit family or a group of related people as a single lease agreement where they have a deal and receive rent from one tenant responsible for the whole family or group of people. However, in a rooming house or shared accommodation, each tenant rents the room as an independent individual with a separate lease agreement and shares the common areas like the kitchen, bathroom, or living areas with co-tenants. For example, a 5-bedroom share house will be rented to 5 separate tenants with five individual lease agreements. In this case, the shared accommodation manager deals with five different individual tenants for five separate rooms, so the workload is much more than managing the whole property as a single-unit property. In share houses, property managers must regularly work with co-living tenants to implement all house rules and do their responsibilities to make the place liveable for everyone in the house.
A Rooming house is a residential property where four or more unrelated people can occupy the rented rooms, each with a residential agreement. The rooming house must be registered with the local council as a prescribed accommodation and follow all the standards mentioned by consumer Victoria as shown in the link
A share house is a residential property where four or more related people (friends, colleagues, team-up mates) can occupy the rented rooms. All are in one residential tenancy agreement with a minimum period of 03 or more months fixed term agreement. For share houses, each local council has some rules that can be checked by the local council and followed accordingly
Market value for standard property needs to be very competitive to rent out the whole property, so it must always be reasonable according to the area. In share accommodation, you rent each room and offer a flexible lease and more benefits like a furnished house and utilities bills included in the rent, so you charge more than average property rent. We calculate rent for each room considering the market value of the property, supply, and demand in the area, do online research for room prices around the area, and then decide on reasonable rent for each room to give good profit to the landlord.
As share accommodation, every room is rented out individually, property agent or landlord needs to deal with each tenant separately. Most of the tenants behave responsibly, but sometimes issues happened among tenants, like someone not keeping the property clean, bringing more friends, being louder during the night, using the washing machine late at night, using the kitchen late at night, etc.

We set up a house WhatsApp group where every tenant shares concerns or suggestions directly. We provide them weekly cleaning roaster via WhatsApp group. Tenants put house cleaning pictures in WhatsApp groups. If anyone is not behaving responsibly, other tenants comments at the house group, and we immediately interfere with solving the issue. We communicate with tenants regularly and very efficiently, to manage all tenants properly for a peaceful and comfortable environment.
We usually advertise the property on flatmates.com.au, realestate.com.au, Facebook marketplace, and our website. We have a network of hundreds of current and old tenants to whom we regularly update our shared accommodation information.
It varies from area to area, timing of the year, and property condition. We usually start advertising a month before the room will be vacant; most of the time, we find the tenant before the current tenant moves out. So, with an advertising strategy and efficient open room inspection, we never kept the rooms vacant
Primarily young professionals and students are residents of share houses. Shared accommodation close to Universities or Colleges is very attractive for students.
In most shared houses we manage, Gas, Water, and Internet are included in the rent, while electricity is shared equally by all the tenants. It helps to control unnecessary electricity usage as tenants behave more responsibly when they know they will share the electricity bill.
Most landlords agree to offer from minimum 03 months to a year lease agreement as in shared accommodation; tenants prefer shorter-term agreements.
We usually provide tenants inside room king single bed, wardrobe, study table, and chair. In shared areas, we provide a vacuum cleaner, washing machine, dryer, microwave, fridge, oven, toaster, kettle, and slice maker. We also offer rubbish bins for each room, cleaning detergent, and cleaning stuff. We provide a grass mowing machine and some basic gardening stuff for grass mowing.
Under our management, all shared accommodation tenants manage their houses 100%. They follow a weekly cleaning roaster provided by us for regular weekly cleaning of the whole house’s shared areas, putting the bins outside for collection, organizing grass mowing, and gardening. Tenants share pictures with us each week after cleaning, on WhatsApp house group to confirm they have cleaned the house. We randomly checked the properties after their cleaning to ensure they cleaned the house.
Most tenants behave responsibly regarding noise control, keeping the shared areas clean and tidy. However, sometimes, some tenants use loud music, do not clean up after using shared area facilities, or invite more friends. We take strict actions by reminding such tenants by sending notices, and if tenants do not respect the house rules and create trouble, we issue notice to vacate the house.
We visit the property and develop a management plan for the landlord's approval. Once the landlord agreed with the program, we signed the legal document to manage the property on behalf of the landlord as his representative.
